WHO WE WORK WITH

Developers with homes still to sell.

Townhome, duplex and small multifamily projects that need a full sales program without a large in-house team.

Commercial and medical strata

Office, retail, industrial and medical strata, marketed to practitioners, owner-users and investors.

The majority of the homes sold by Niche Realty Group.

A boutique collection of 16 new residences by Pacific Lyte on Marine Drive at the gateway to Ambleside Village, with street-level retail below. We marketed the homes to move-in buyers, ran showings and agent previews, and worked our agent network to bring qualified buyers to the building.

OUR AGENT NETWORK

More agents selling your project from day one.

Most new-home buyers arrive with their own REALTOR®. So every project we take on is introduced first to the agents we work with: our own team, agents across offices in our brokerage network, and partner agents at other brokerages who sell with us regularly. They know the product, know the incentives and bring their buyers early.

01

Office presentations

We present the project at sales meetings in offices across our network, with floor plans, pricing and a clear co-operating commission.

02

Agent previews

Private previews and broker opens at the building or show suite before and during the public launch.

03

Agent toolkit

A one-page summary, price list, floor plans, photos and booking link, so any agent can present the project to a buyer in minutes.

04

Direct outreach

Personal calls, emails and messages to agents whose buyers fit the project, and fast answers to their questions.

GUERRILLA MARKETING

Out where the buyers are, not just online.

Alongside the MLS® listing and digital advertising, we push each project through every channel our team and network can reach.

  • Office-to-office presentations and agent events across our brokerage network
  • Our client and agent email lists, and the personal networks of every team member
  • Social media from the team, partner agents and the developer, with consistent creative
  • Open houses, private viewings and themed events at the building
  • Community and business groups, local media and signage around the site
  • Targeted outreach to specific buyer groups: downsizers, investors, practitioners for medical strata

THE PLAN

Our step-by-step marketing and sales plan.

  1. Week 1

    Inventory audit

Every unsold home listed with its price, exposure, size, showings and feedback, so we know exactly what is left and why.

  2. Week 1–2

    Pricing and release strategy

Each home priced against current board data and recent resale nearby, with a release order that builds momentum. Any price or incentive changes are cleared with you and your lender first.

  3. Week 2

    Positioning and creative

Clear messaging for move-in buyers, real photography, floor plans, a project page on our site and an agent toolkit.

  4. Week 2–3

    Agent network launch

Office presentations, agent previews and direct outreach across our network before the public push.

  5. Week 3

    Public launch

MLS® listings, digital ads, email campaigns, signage and open houses, all pointing to one booking link.

  6. Ongoing

    Guerrilla marketing

Office visits, events, social media and community outreach week after week, adjusted to what brings buyers.

  7. Every week

    Follow-up and reporting

Every enquiry logged and followed up in our CRM. A plain-language report to you: homes sold and firm, pipeline, buyer feedback and next steps.

  8. Monthly

    Pricing review

We review absorption against the market and recommend adjustments to price, incentives or release order.

  9. To completion

    Contracts and closing

Offers, contracts, deposits and conditions coordinated with your lawyer through to completion.

QUESTIONS

Frequently asked

How do you sell completed homes that have been sitting?

We start with an audit of every unsold home, reprice against today’s resale market, re-market the homes for move-in buyers, and launch them to our agent network before the public push. Then we report to you weekly and adjust monthly.

How do other agents get involved?

Every project we take on is presented to the agents in our network, across our own team, offices in our brokerage network and partner agents at other brokerages, with previews, an agent toolkit and a clear co-operating commission.

Can you take over sales of a project that was listed with another brokerage?

Yes, once the existing listing or marketing agreement has ended or the developer has the right to appoint a new sales team. We start with a review of what has sold, what has not, and why.

Which areas do you cover?

North Vancouver, West Vancouver and Vancouver are our home markets, and we market projects across the Lower Mainland, including Burnaby, Richmond, the Tri-Cities, Surrey and Langley.

Do you handle commercial and medical strata projects?

Yes. We market office, retail, industrial and medical strata to owner-users, practitioners and investors. See the Cascadia Health Pavilion.

What about presale disclosure requirements?

Presales in British Columbia are generally subject to the Real Estate Development Marketing Act. We work alongside your lawyer so marketing begins only when the required disclosure statement or exemption is in place.
